Lantern Point Management
For parents and guarantors

What you are signing, and how the year works.

Parents usually sign as guarantors, and they ask the same questions every year. Here are straight answers. Your group's lease has the specifics, and you can call us any time at (203) 418-7800.

How does the security deposit come back?

After move-out we inspect the house, collect final invoices and utility bills, and mail one check per house with an itemized statement. It goes out within 21 days after the lease ends, or 15 days after we receive a written forwarding address, whichever is later. Every deduction is backed by evidence: the move-in condition report, move-out photos, and the actual invoice. Anything the group documented at move-in is never charged.

What am I signing as a guarantor?

Every student signs the lease, and each student has a parent or guarantor who signs a Parental Guaranty. The guaranty is joint and several, which means each guarantor can be responsible for the full rent of the house, not only their own student's share. Each signer gets a personal link to sign online and their own portal login, so you can see the lease, payments, and documents yourself.

What is included in the house?

Houses are furnished: beds and mattresses, dressers or closets, lamps, living-room furniture, a smart TV, kitchen appliances, and a washer and dryer. Students bring bedding, linens, towels, and kitchenware. Internet and trash pickup are arranged by us, and your lease explains how they are billed. Students pay electric, gas, and water.

Is renters insurance required?

Yes. The household needs at least $1 million of combined coverage, which can be one policy or several. Proof of coverage is due before move-in.

How many students can live in a house?

Up to four on Fairfield Beach Road and up to five elsewhere, and never more than the town has approved for that house. Every listing shows its number before you tour. Why we hold to it.

What happens when something breaks?

Students file a request in the tenant portal with a photo, and a person picks it up. For a gas smell, flooding, fire, no heat, or a lockout, they call our service line and stay on the line. In the first week after move-in, students should report every existing scuff and dent in the portal; those are documented for the record and never charged. How a request works.

When does the lease start and end?

About nine months: move-in at noon the day before classes start, move-out at noon the day after graduation. Summer is not included. Exact dates are in the lease.

What if a roommate drops out?

A roommate is replaced by a signed addendum once the group finds a replacement and management approves it. The replacement and their guarantor sign, and the departing student stays responsible until they do. There is no one-sided release from a lease.

When should we start looking, and can I handle it for my student?

Earlier than most families expect: our houses are usually leased two to three school years ahead. A parent can fill in the application or take the first call. The senior-year timeline.
